   Congratulations!! You got an offer, and now it's time for the hardest part of the closing process. Dun Dun Duunnn . . . the Inspection Process! Ah, scary! Just kidding—it’s not that challenging. But there are a few things that a homeowner can do to help this process go smoothly, and I don’t mean slapping paint on every wall to hide the damage. An experienced inspector will see past those cosmetic fixes and still include any existing issues in their report. This inspection will take a look into every nook and cranny of your home: the attic, crawlspace, garage, basement, roof, and everything in between.

As a Homeowner, What Should I Do?

Like I said before, please don’t just slap a bunch of different colors of paint on the wall to cover up scratches and damage. If you have known issues that need repair, contact someone and get them fixed before the inspection. Another important step is to make sure every part of the house is clean and accessible for the inspector. They’ll be checking appliances, fireplaces, furnaces, air conditioners, and more, so ensure they can easily get to each of these items to verify they work for the next homeowner. Also, replace any burnt-out light bulbs so the inspector can confirm that switches function properly in each room.

Should I Be Present for the Inspection?

As the seller of your property, it’s not recommended for you to be present during the home inspection. While the inspection is happening, consider taking your family and pets to a park or out for some ice cream. Typically, it’s just the buyers and their chosen inspector who will be exploring the property along with the Realtor. This allows the buyers to learn all about the home without distractions.
